INTERNAL

  • Move the wall between ST office & bathroom #1 inward 1 foot and move the closet wall outward 2 feet and install ‘sound reducing’ materials in each wall
  • Remove counter tops & cabinets from all bathrooms
    • Modify bathroom #1 to be ADA accessible.  Add grab bars, widen doors, to allow min. 30” access space, move toilet to allow 60” approach
  • Replace all toilets to ADA compliant
  • Replace sinks & fixtures in both breakrooms and garbage disposal to each
  • Install attic access hatch with pull down stair in 2nd floor large room #1
  • Remove partial wall(s) in lobby area
  • Install reception counters in ET office & DB office, extending from lobby wall into offices with three-quarter wall with a ‘secure opening’ and secured doors on the end with under counter shelves and cash box drawer
  • Repair & paint all walls, doors, etc. (including conduits)

 

  • Remove all flooring
    1. Install carpet tiles on 1st floor
    2. *Clean & repair 2nd floor carpet
    3. Install LVT in lobby, bathrooms & breakrooms
    4. Clean stairs from 1st to 2nd floor
    5. Clean, paint, repair existing handrail
    6. Install handrail on entire opposite stairway wall
    7. Remove door at top of stairs and install in the middle of first landing
      • Install ‘triangle’ to fill in open space
    8. Remove heat/AC unit and make a storage closet

 

  1. Make front door ADA accessible / Automatic
  • Glue/secure loose tiles at front door
  1. Stop water infiltration at front door
  1. Add emergency lights, exit signs & 4 rear exit doors (push bar?)
  1. Inspect, repair, replace wood on rear deck (expand???)

 

 

EXTERNAL

  • Remove hanging fixtures and install security lighting (4 corners)
  • Repair columns / wrap with flute wrap
  • Pressure wash exterior
  • Replace shutters, paint door framing and install a door awning
  • Install ‘small’ retention wall(s) to prevent water flow towards front door
  • Make sure that electrical is code compliant
  • Make ceilings smooth (remove existing, patch & paint)
  • Repair & extend the second floor rear decking
