General Manager

Located just 60 miles north of Atlanta, Bent Tree is a private gated community nestled in the beautiful foothills of the North Georgia mountains. Covering approximately 3,500 acres, this unique community operates much like a small city that offers numerous amenities and activities for its members and residents, such as 24-hour security, fire, and EMS, a water system, 50-plus miles of private roads, a Joe Lee designed 18-hole championship golf course, indoor and outdoor tennis and pickleball courts, two outdoor pools, 110 acre Lake Tamarack for fishing, swimming, and no-wake boating, equestrian center, hiking trails, dog park, picnic areas, clubhouse, and restaurant services.

The General Manager (GM)

*Is responsible for all aspects of Bent Tree Community's day-to-day operations, serving as the Chief Operating Officer of Bent Tree Community, Inc. (BTCI).

*Has primary responsibility for the day-to-day management of the programs, finances, and organizational functions of BTCI for the benefit of all Property Owners.

*Has the authority to make decisions for the day-to-day operational matters provided such decisions adhere to BTCI's governing documents and all Federal, State, and County ordinances.

*Reports solely to the Board of Directors as a whole and receives broad supervision from the Board through policies established by the Board and advice/counsel on specific matters.

*Serves as an ex-officio non-voting member of the Board, attending meetings of the Board.

*Provides informational reports to the Board as a routine practice and responds to requests for special information from the Board.

*Works with the Board to ensure the development and implementation of programs to maintain and protect the value of BTCI assets.

*Communicate effectively with property owners, residents, and employees.

*Work with subordinate managers in determining planning, project management, budget and staffing requirements, formulating goals, determining training and development needs, establishing procedures, and establishing necessary discipline and evaluation methods.

*Develop and implement marketing strategies, approved by the Board, to promote continued growth and to increase the use of the amenities.

*Procurement and project management, including scope and bid document development, contract solicitation, award, and performance monitoring.

*Conduct periodic risk assessments to assure adequate insurance and other organizational safeguards are in place.

*Perform and prioritize multiple tasks and projects with a positive attitude and approach.

*Ensure the cleanliness, proper physical appearance, efficient operation, and required preventive maintenance for all facilities, amenities, equipment, and other common elements of BTCI.

 

Job Requirements

*Bachelor's degree and a minimum of 5 years experience as an on-site community manager is desirable. Community Association Institute certifications are a plus.

*Excellent people skills. Ability to create an active presence in the community and be available to property owners and employees to hear needs and concerns.

*High standard of professional integrity and ethics. Demands excellence and sets high expectations, while creating an atmosphere where others want to participate.

*Strong computer, technical, written, and verbal communication skills.

*Ability to manage people and to provide feedback in a timely manner.

*Excellent leadership skills. Ability to interact, motivate, coach, and lead employees.

*Driven self-starter and hands on approach to management.

*Self-confident and motivated to provide the highest level of quality and service.

*Conflict resolution skills and ability to train staff in these principles.

*Ability to lead by example through a high energy level of enthusiasm and strength of character.

*Management skills, a team player with the ability to develop and articulate an effective flow of ideas and information.

* Ability to create and implement education and communication programs, comprehensive long-range plans, and strategic planning skills.

Candidates may possess any combination of relevant education and experience that demonstrates their ability to perform these essential duties and responsibilities.
